JW Marriott Residences Yas Island: What Buyers Should Know Before Launch
1 October 20264 min readBy the Marriott Residences Yas Island Abu Dhabi team
On 30 September 2026, Taraf, Marriott International and Steppe Capital signed a joint venture to build JW Marriott Residences on Yas Island. It brings Marriott's flagship luxury brand to private beachfront homes on the island. This guide covers what has been announced so far, what is still to come, and what buyers should think about before the first release.
The announcement at LIVEX 2026
The project was unveiled at LIVEX Abu Dhabi, where three partners signed the agreement:
- Taraf Development, the real estate arm of Yas Holding, which focuses on design-led and branded homes in prime UAE locations (more about the developer).
- Global Hospitality Licensing S.A.R.L., the Marriott International entity that licenses its brands to residential projects.
- Steppe Capital, the investment partner in the venture.
The official name is JW Marriott Residences Abu Dhabi Yas Island. JW Marriott is Marriott's flagship luxury brand, known for its focus on wellbeing, attentive service and food. When the brand goes on residences, buyers expect the same standards to apply to design, maintenance and the services offered to owners.
Two buildings on a private beach
The sales gallery model shows two mid-rise buildings of about ten storeys each, with rounded corners and deep terraces wrapping every floor. They face a private beach on one side and a calm lagoon on the other. That low-rise layout is unusual for the area. Most branded towers in the UAE go tall. Here, most homes are close to the sand and to the gardens, so the place should feel more like a beach resort than a high-rise.
Bedroom types, layouts and floor plans will be published at the official release. You can follow updates on the Marriott Residences Yas Island residences page. From the marketing materials, the range is expected to run from one- and two-bedroom apartments up to penthouses.
Amenities and resort living
The amenities shown so far are built around the beach and owner services:
- Private beachfront with loungers and shade, for residents only
- Resort pools set among landscaped gardens, plus a sky pool
- Beach pavilions for relaxing and hosting guests
- Lagoon frontage visible from the wraparound terraces
- A dedicated lobby, residents' lounge, gym and music room
- Concierge and housekeeping services in line with the JW Marriott brand
The full list of amenities at Marriott Residences Yas Island will be confirmed when the project launches. Hotel-style services are the main thing that sets branded residences apart: owners get a building run to hospitality standards, which helps day-to-day living and makes the homes easier to let.
Why Yas Island
Yas Island is Abu Dhabi's leisure and entertainment hub, and it is still growing. Disneyland Abu Dhabi, announced in 2025, is set to open on the island, adding to theme parks, beaches and golf that already draw visitors year round. Approximate drive times from the project (see the Yas Island location map):
| Destination | Drive time |
|---|---|
| Yas Marina Circuit | 5 minutes |
| Yas Mall & Ferrari World | 5 minutes |
| Yas Links Golf | 7 minutes |
| Yas Bay Waterfront | 8 minutes |
| Zayed International Airport | 15 minutes |
| Saadiyat Cultural District | 20 minutes |
| Downtown Abu Dhabi | 25 minutes |
| Dubai | 60 minutes |
Because of the island's events calendar, including Formula 1 weekends, concerts at Etihad Arena and big family attractions, short-stay demand on Yas peaks several times a year. That matters to buyers who plan to rent their homes out.
The investment case
These are market indicators that buyers often weigh when considering investing in Marriott Residences Yas Island Abu Dhabi. They are not guarantees of future returns:
- Golden Visa eligibility: a property investment of AED 2 million or more can qualify for a 10-year UAE Golden Visa, subject to current rules.
- Tax: the UAE charges no personal income tax on rental income and no annual property tax.
- Yields: Bayut reported rental yields of 5.94% for luxury apartments on Yas Island in H1 2026.
- Brand premium: Knight Frank and Savills research shows branded residences typically sell for 25–35% more than comparable unbranded homes worldwide.
- Freehold for all nationalities: Yas Island is a designated investment zone.
Prices, the payment plan, floor plans and the handover date have not been released. Anyone quoting firm figures today is guessing. Registering with an authorized channel partner is the reliable way to get official documents the day they are published.
How to prepare for the first release
Branded launches in Abu Dhabi often sell their best units in the first phase. To be ready:
- Set your budget and financing early. If you plan to use a mortgage, get pre-approval before launch day.
- Decide how you will use the home: as your own residence, a holiday home or a rental. That decides which unit types and views to aim for.
- Register your interest so you get the price list, floor plans and payment plan the moment they are released.
