Yas Point by Aldar Set to Transform the Northern Coast of Yas Island

The northern shoreline of Yas Island is preparing for a major transformation as Aldar introduces Yas Point, a large-scale waterfront community designed to create a new place for living, visiting, dining and outdoor recreation in Abu Dhabi.

The newly announced destination will cover approximately 600,000 square metres and is planned to deliver around 1,600 residences for an estimated population of 5,000 people.

Rather than being developed as a standalone residential project, Yas Point is envisioned as an integrated coastal district. Its masterplan will combine homes with hospitality, education, landscaped parks, restaurants, shops and leisure facilities.

A New Coastal District for Yas Island

Yas Island is already internationally recognised for its theme parks, hotels, shopping destinations, sporting venues and entertainment attractions. Yas Point will expand this offering by introducing a community centred around permanent waterfront living.

The development will occupy a prominent site on the island's northern peninsula. Walkable streets, landscaped connections and waterfront pathways are expected to bring the different parts of the community together.

Northern Yas Island to Receive Its First Beach

A key element of the masterplan will be the first beach on the northern side of Yas Island. The new shoreline is expected to become one of the main social and recreational areas within the destination.

The beach will be accompanied by a 700-metre promenade featuring dining venues, retail outlets and spaces for water-based activities. Residents and visitors will be able to experience an active waterfront environment throughout the day.

Parks and Nature at the Centre of the Masterplan

Landscaped open spaces will play a central role in the character of Yas Point. Three signature public parks are planned across the destination, connected by promenades, cycling routes and gardens.

The largest of these spaces will be the approximately 60,000-square-metre Lea Park. It is expected to serve as a major green anchor for the wider community and provide space for outdoor activities, movement and relaxation.

By connecting the parks with the waterfront, the development aims to establish a continuous journey from landscaped areas towards the beach and promenade.

Residential and Hospitality Components

Aldar's masterplan will introduce approximately 1,600 homes across the destination. The residential offering is also expected to include luxury branded residences, adding a premium hospitality-led living option to the northern side of Yas Island.

A five-star resort hotel will form another important part of the development. Together with the beach, restaurants and leisure facilities, the hotel will help position Yas Point as both a residential community and a visitor destination.

Specific residence types, floor plans and property prices have not yet been confirmed in the initial announcement.

International School and Everyday Conveniences

Yas Point is also planned to include an international school, supporting its appeal as a family-oriented community rather than only a tourism and entertainment destination.

Retail, restaurants and lifestyle services will be integrated into the masterplan, allowing residents to access many everyday needs within the neighbourhood.

Designed to Connect with the Wider Yas Island

The community is planned to integrate with Yas Island's wider network of leisure, residential and entertainment destinations. Its location will place residents within reach of many of the island's established attractions and lifestyle facilities.

Yas Point's pedestrian connections and waterfront routes are expected to encourage movement between neighbourhood areas while creating a more cohesive northern Yas Island district.

What Yas Point Could Mean for Property Buyers

Yas Point could introduce a new range of residential opportunities within one of Abu Dhabi's most prominent investment and lifestyle destinations.

Its waterfront location, Aldar branding, beach access, green spaces, hospitality offering and proximity to Yas Island attractions may generate interest from both investors and buyers seeking a long-term home in Abu Dhabi.

However, buyers should wait for the official residential launch before relying on information relating to prices, payment plans, property sizes, ownership options or expected completion dates.

Yas Point represents the next phase in the continued development of Yas Island. The project will bring together coastal living, hospitality, education, public parks and entertainment within a single large-scale destination.
